Yes, we are more than happy to come out to your property to provide a rental guide price and offer advice regarding preparing the property for letting. It’s a free, no obligation service with no hard sell.
There is nothing to pay upfront, if we do not let your property there is no fee. We charge a daily set fee of £2.69 and a one-off admin for each new tenancy. This fee includes the rent guarantee protection.
No, our fees are already very low and include the rent guarantee protection and no hidden costs and the fee is fixed, so not based on rental value giving landlords with higher rental property even more saving.
We ask that the tenant reports all maintenance issues to us however big or small. At move in time tenants are handed a welcome pack with all the relevant numbers in. Depending on the instructions you gave us when you took as on as your agent we would either get the problem fixed or call you for authorisation.
No, all that is expected is cooker, carpets/acceptable flooring and curtains or blinds.
The gardens are the tenant’s responsibility for the most part. If the garden is exceptionally large then we might advise the landlord to leave relevant gardening equipment, to ensure the work gets done.
No, the deposits now have to be protected in a government approved scheme.
A full video inventory is taken before move in, so a record can be kept of how the property was handed over to the tenant. On move out we then would establish what is deemed to be be fair wear and tear and what needs to be addressed by the tenant before any money is returned. If there is a dispute it goes to independent arbitration.
Yes these are carried out 6 monthly. We feel this is an appropriate interval which whilst allowing the tenant their right to peaceful enjoyment of the property also allows us to monitor the property care and condition. The reports are loaded into our online landlord property management system that you have access to.
Yes but we would require at least 48 hours’ notice, as this is the minimum we can give to tenants.
Yes. At the move in we take meter readings which are given to the tenant along with utility supplier details.
Yes.
Yes we strongly recommend this at all times. There are landlord-specific policies available that cover your ‘landlord contents’ without covering the tenant’s contents, which are their responsibility. We also advise the tenants to take out their own contents insurance, to cover their personal items plus a small amount of accidental damage to cover carpets, work surfaces etc.
