    Free Valuation – No obligation, just an accurate valuation – local market knowledge is key to price a property for a quick let, if you are £10 a month more than a comparable who will tenants go to see first?

    Safety Assessment – EPC, Gas & Electrical certificates – we understand the law for a safe legal let, and will undertake all that is required to keep you and your tenants safe.  We can see what you already have (most people have an EPC) and organise the rest, and, whilst there do a risk assessment on the property.

  • SOURCE TENANTS

    Extensive advertising – We advertise on all the major portals such as Rightmove. Zoopla and Primelocation, crucial to getting the fastest batch of tenants.  Average rents are £1,000pcm, so every day is worth £33 in rent, we get it online same day and viewings lined up the next.

    Viewings – Accompanied viewings to source the right tenant.  We don’t always take the first tenant that comes along though, we undertake a lot of checks, financial and background.

    Reference/Credit checks – We thoroughly check all tenants to ensure we are all happy and can offer you our inclusive rent guarantee protection.  We will give you all the details and facts for the final seal of approval.

  • PRE TENANCY

    Draw up the tenancy agreement – we take care of all the paperwork, there is a lot more to sign than just an AST!  We get it right, to keep you protected.

    Arranging the check-in with video inventory – We do an extensive video inventory, included in our fee (most charge upwards of £120!).  Video cannot be disputed and is better than written, one persons “good clean condition” is not always the same as someone else!

    Collection of rent & Deposit – we collect the rent due for the 1st month and the deposits, then get that deposit legally protected in a 3rd party scheme.

    Deposit protection – the deposit is transferred (as required by law) to a deposit protection scheme, we use the “DPS”.

  • DURING THE TENANCY

    Arranging repairs and maintenance – we handle issues as they arise, informing you of any jobs that require attention and seek your guidance on how you would like those taken care of, with your own contractors/do it yourself or through our vetted and trusted trades people.

    Inspection with full report – we do regular inspections to ensure the property is being taken good care of.

    Rent collection / Credit Control – We handle all aspects of rent collection and payments to you, along with credit control and paying out any trades people for works that may have arisen in the course of the month.  We send you a monthly itemised statement of account.

  • END OF TENANCY

    Managing the check-out process – meter readings, items of fixtures and fittings, key collection – we handle the entire process.

    Deposit protection and legal advice – we take care of the deposit return, and any monies due from the deposit to you, and any disputes that may arise.

    Checkout inventory – we do a check out video inventory, to compare against the check in inventory, should a dispute arise.
