Our low fee of 10% is fully inclusive of the all important rent guarantee protection, to give you complete peace of mind. Fully managed,
we take care of everything from start to finish, from advertising, move in, referencing, rent protection, inventory, maintenance requests,
move out and deposit protection.

TOTAL MANAGEMENT


Why have we listed all the other items at zero cost?  Of course, we include them, we just don’t charge extra for them, so why do we list them?  Well, to point out that this is where other agents hide their fees!  For example a £600 monthly rent at 12% charge (10%+VAT) for a normal high street agent might at first seem comparable to our monthly price, but that will not include the essential rent guarantee protection – plus it will have all these other extra charges and massively higher administration fees.

    This is a fixed cost fee that can cover a variety of works depending on the individual circumstances of each tenancy, including but not limited to, marketing/advertising, viewings, negotiating the tenancy, verifying references and drawing up contracts. This charge is applicable per tenancy.

Our low fee is for rents up to £5,000 pcm.  For rents over this, we will still operate a fixed fee but the fee will be marginally higher, this is because we provide rent guarantee protection, this is an underwritten insurance backed product and we have to go back to underwriters at rents of £5,001 pcm or more.

OTHER FEES


Whilst our main fees cover just about everything day to day, there are of course the odd times that something outside of the usual arises, so these fees are covered here, but, these are generally not charged as it’s rare they occur, or they are annual or you can take care of it.

  •    Gas Safety Certificate
    You can of course arrange your own, but we must have a copy on file before we move a tenant into the property.
  •    Electrical Safety Certificate
    You can provide your own or we can arrange.
  •    legionnaires Assessment
    You can provide your own or we can arrange.
  •    Energy Performance Certificate (EPC)
    This is a legal requirement before we can advertise a property. You can supply one or we can arrange it.
  •    Extra Inspections beyond our contracted
    We do inspections 6 monthly, but if you require us to go out and inspect the property or work beyond this we make a charge.
  •    Court Attendance (hourly) +costs
    Costs may include parking, travel etc.
  •    Works over £500, Major Works Co-ordination fee
    Work under £500 we class as routine maintenance, works over that sum are refurbishment and thus not property management.
  •    Income & Expenditure Report
    We provide monthly statements showing the income/outgoings, but, if you require an annual statement for your tax returns we make a charge.

Your vetted contractor may pay a referral fee to Divatto. The fee paid will be included within the contractor’s invoice and could be up to 15% of the total invoice amount depending on the service provided, the details of which are available on request. This does not affect the final amount you pay.
